Critical deadline for show bungalow handover at Newport retirement village
Diary entry seven: June 2026
The Newport retirement village project is progressing towards a critical July deadline for the show bungalow handover.
This marks the first opportunity for potential clients to visit the site and experience the completed street scene, which is essential for the sales phase.
Coordination of external works has been a priority for project manager Darren Lewis: “We’re working on the external street scenes around the show bungalow ready for handover, which has been no mean feat. We’ve got about 30 operatives looking after groundworks, landscaping, surfacing, curbing, drainage, and utility connections in the sales area.”
Darren said that daily coordination meetings had been key to managing the complex external works: “There are so many different interfaces to consider, and the daily meetings have really helped.
“But the really exceptional factor to come out of it for me, is the engagement from all of the McPhillips staff – apprentices, former apprentices and some of our most experienced groundworkers – who have just bought into the project and shown really positive commitment. I can’t speak highly enough of them.”
Since the start of the external works, a visual documentation of the site has been captured with a drone. On completion it will form the basis of a visual timeline slideshow to share with the client, residents and the staff who worked on site.
Construction Progress
- All scaffolding has been removed
- Internal door fit out
- Bungalow decoration complete
- Balustrades and decking installations scheduled for completion early July
- Decoration of all communal areas
- Final kitchen fit-outs soon to be completed
- Second fixed joinery in Block A soon to be completed
Block A practical completion is targeted for the first week of August.
Darren said: “The building now resembles its end use with bespoke joinery, bars, library features, and glazed doors in place. Decoration of all the communal areas starts last week in June, with the decorators working from the ground floor up.”
Weekly coordination meetings with DC Construction on the neighbouring site have continued, reinforcing positive cooperation.
Darren added: “It’s really great to see where we are with this project and a pleasure to walk the site and see its transformation. I’m incredibly proud of everyone.”
