McPhillips was the principal contractor for the design and build of 11 new light industrial buildings providing 19 individual units and approx. 5880m2 (63,290ft2) total floor area.  These units range between 93m2 (1,000ft2) to 650m2 (7000ft).  Every unit features approx. 13% office space, flexible floor space and has been equipped with a roller shutter door.  External works included landscaping, car parking, concrete yards and new electric gates.

The challenges

Existing business continued to operate on Sapphire Park through our contract period so it was imperative that we didn’t disrupt their activities particularly as we were sharing an entrance and exit road.

The solutions

We liaised closely with existing businesses to ensure that we kept them fully informed of our programme, activities and working areas and planned our site so that deliveries and materials storage areas did not impact on existing accesses, car parking and emergency exits.  We also fitted electric gates early in the project to maintain security and upgraded existing utility supplies.

We were able to reduce the number of some retaining wall structures by redesigning emergency exits for the new units.

The result

Throughout the project our relationship with the developer, client and their representatives was very positive and the outcome was a high quality build meeting their exacting requirements.
