PRIME POINT PHASE 2, PENSNETT

McPhillips delivered this design & build project for three new light industrial units on the Pensnett Trading Estate totalling 9300m2.

The buildings are between 8.5m and 10m to eaves and provide the following floor areas:

  • Block E – 3000m2
  • Block F – 1800m2
  • Block G – 4500m2

The site was cleared and vibrated stone columns were constructed to improve the ground conditions.

New drainage infrastructure was installed and a 100m long 5m wide estate road was constructed with services brought onto the site from the adjacent development.

In total 11500m2 of 200mm think reinforced concrete service yards have been constructed with 25m turning circles for HGVs.  In addition 120mm2 of tarmac car parking has been provided with EV charging points.

The buildings were constructed with facing brickwork and built-up Kingspan cladded roof and walls.  Floor slabs ranged from 175mm-250mm depending on loading requirements.

Seven roller shutter doors were installed and approximately 7% of floor area was constructed as office space with kitchenettes, WCs etc.
