THE COALYARD INDUSTRIAL UNITS, PENSNETT

These works were for the construction of five individual warehousing and light industrial units totaling 15,000m2 at The Coalyard on Pensnett Trading Estate in Dudley during two phases of work for London and Cambridge Properties.

The brown field site had been subject to a variety of uses and was home to a number of brick and steel framed building which required our demolition subcontractor to remove.  Previous mine-workings were dealt with and five mine shafts were grouted.  Vibro-piling took place across the site and all services were brought onto the site.

A number of retaining walls up to 100m long and 3m high were constructed due to level changes and a 330m long 7.5m wide tarmac access road containing 450mm diameter carrier drain was provided with 11nr street lighting columns.

In total 17000m2 of 200mm think reinforced concrete service yards have been constructed and 155 car parking spaces provided with soft landscaping.

The buildings range between 8.5m and 10m to eaves with facing brickwork to 900mm height and built-up Kingspan cladded roof and walls.  Floor slabs ranged from 175mm-250mm depending on loading requirements.  Three dock levellers with traffic light system for access were provided with roller shutter doors to each.

Approximately 300m2 of internal office has been constructed in each unit with kitchenettes, WCs etc.
