Ifton Green — completed McPhillips project

Ifton Green

Cornovii Developments·£6M·St Martins, Oswestry·February 2022 - August 2024

35 timber-framed homes on a former school site, St Martins.

McPhillips was principal contractor on the demolition of a former primary school, site remediation, design and construction of 35 timber framed residential plots with associated external works and infrastructure.

The project comprised a combination of 3 & 4 bedroom houses and bungalows for saleable, mixed use and housing association requirements. Site works included remediation, ecological and construction management plans, demolition of the old school building, clearance and protection of trees, building of roads and footpaths, bringing services to each plot, design and build of drainage system, and landscaping.

Design specifications included roof-integrated solar photovoltaic panels, electric car chargers, multiple specifications of kitchens, bathrooms and lighting, sound and thermal insulation, and permeable block-paved driveways.

The challenge

The school building was over 100 years old and the site had been neglected for over two years, creating immediate challenges including presence of bats requiring specialist relocation.

Discovery of a previously unknown basement in the school building necessitated unexpected dewatering, demolition and infilling work. The demolition of the old building comprising various materials required careful separation of reusable materials for recycling.

A confined site area bordered by existing properties and greenbelt significantly constrained works and vehicle movements.

Service diversions presented complex logistical challenges including routing of high voltage and low voltage electrical cabling through third party land requiring liaison with utility providers. No existing utility services were available to the site, requiring comprehensive infrastructure installation. No existing sewerage system was present on site, necessitating design and build of complete drainage system to Welsh Water standards.

The presence of protected species, specifically bats in the oldest section of the building, required specialist relocation before demolition could proceed.

The solution

A bat barn was installed in adjacent woodland with bats rehomed by specialists before demolition commenced, ensuring statutory compliance and animal welfare.

Piece-by-piece demolition approach enabled separation of reusable materials for recycling, minimising waste and environmental impact.

The discovered basement was dewatered, demolished and filled in with reduced level earthworks to provide clean cover to the site, managing unexpected construction challenges effectively. High voltage and low voltage electrical cabling was successfully diverted by Scottish Power through agreed third party land routes, resolving complex utility coordination requirements.

New services were introduced for gas, water, electricity and BT data to each plot, enabling comprehensive utility provision across the development. A new sewer system was created to Welsh Water standards, providing essential infrastructure for the residential community.

The result

Early engagement by McPhillips helped Cornovii Developments realise their ambition to regenerate disused land in St Martins by building 35 high-quality homes completed in August 2024. A tailored solution met Cornovii’s individual client needs, built to LABC control and local building regulation inspection standards. Infrastructure was built to approved Shropshire highways standards, ensuring consistency with local requirements. Considered designs were well received by the local community, demonstrating successful integration of the new development with the existing village character. The project was signed off by Cornovii Developments with no snags, confirming successful delivery of all contractual requirements.
