Ellesmere Wharf

Cornovii Developments·£4M·Ellesmere, Shropshire·September 2022 - June 2024

23 timber-framed homes on a brownfield site at Ellesmere.

McPhillips as principal contractor undertook the design and build contract of 23 timber framed residential plots with associated external works and infrastructure on a brownfield site. Site works included remediation, ecological and construction management plans, building of roads and footpaths, provision of services to each plot, design and build of drainage system, and landscaping. Design specifications included roof-integrated solar photovoltaic panels, electric car chargers, multiple specifications of kitchens, bathrooms and lighting, sound and thermal insulation, composite cladding for energy efficiency, and permeable block-paved driveways.

The challenge

The site had been neglected for several years and presented immediate challenges in relation to underlying water, service diversions and drainage.

High water table due to close proximity to the Shropshire Union Canal created significant ground stability concerns requiring specialist engineering solutions. Poor ground conditions resulted from water level and previous industrial use, necessitating detailed geotechnical assessment and adaptive construction methodology. A high voltage electrical cable ran through several of the assigned plots, requiring coordination with utility providers for diversion.

Existing services running through the site added complexity to construction sequencing and infrastructure planning. The site was located in a confined area bordered by a supermarket, existing properties, canal and greenbelt, constraining access routes and limiting available space for construction activities. Noise and ground vibration from construction works presented potential impacts on neighbouring properties and the canal environment, requiring careful management throughout the project.

The solution

Crates were installed within open areas for attenuation purposes, managing surface water and reducing flood risk. The stormwater sewer acted as attenuation prior to discharge into existing brook course, creating sustainable drainage solutions. Reduced level earthworks provided clean cover to the site, addressing poor ground conditions from previous use. Friction piles were installed to facilitate ground movement, addressing the high water table and soft ground conditions.

Concrete ground beams were constructed on top of friction piles, providing stable foundations for the residential units. The high voltage electrical cable was successfully diverted by Scottish Power, resolving utility conflicts within plot assignments. New services were introduced for gas, water, electricity and BT data to each plot, ensuring comprehensive utility provision across the development.

A noise and vibration monitoring system was installed for the duration of the project, protecting neighbouring properties and demonstrating environmental responsibility towards the surrounding community and canal environment.

The result

Infrastructure was built to approved Shropshire Highways standards and Severn Trent Water requirements, ensuring compliance with all relevant authorities.

Considered designs were well received by the local community, demonstrating successful integration of the new development with the existing village character.

The project was signed off by Cornovii Developments with no snags, confirming successful delivery of all contractual requirements.
